STEP ONE - Contact the Managing Agent

Does Beresford Residential manage your property? If so, read on, otherwise you should contact your landlord directly - their contact information should be on your tenancy agreement.

STEP TWO - Call Us

Call any of our offices and if we are open we will put you through to someone that can help. If our offices are closed then we have a recorded menu that will allow you to access information on who to contact - you can access this via 02073267450.

If you need to speak to someone out of normal working hours, please also email repairs@beresfordresidential.com as this will automatically notify all members of our Property Management team. Whilst we are not on-call 24-7, our Property Management team do work flexible hours, so there are often staff that are working early/late.

STEP THREE - Is it an Emergency?

If you have a genuine emergency and cannot reach one of our Property Managers, you may need to contact a contractor directly. Emergency issues may include:

  • Loss of electricity or serious electrical fault
  • Loss of hot water & central heating (during cold weather)
  • Blockage to drains or waste pipes that cannot be cleared by plunging or use of a chemical drain unblocker
  • Burst water pipes
  • Any other issue that will cause damage to the fabric of the building if it is not dealt with immediately

Please be aware that you are only authorised to arrange works that are deemed to be a genuine emergency. If a contractor is called out for any works that are not deemed to need immediate attention then you may be liable to pay for the cost of any work that have been arranged and will not receive any re-imbursement.

STEP THREE - Contact an Emergency Contractor

In the event that you cannot reach anyone on the contact details provided you are advised to contact the following contractors (unless Beresford Residential or the landlord has specifically provided you with alternative details):

  • If you smell gas: Call National Gas Emergencies number immediately - 0800 111 999
  • If you have no water supply: Call Thames Water - 0800 316 9800
  • For Electrical Emergencies: Call ASA Property Services on 07960 084 308
  • For Plumbing, Heating or Drainage Emergencies: Call ASA Property Services on 07960 084 308 or DCL Plumbing & Gas on 07791 685 739
  • For an Emergency Locksmith: Call JW Locks on 07889292182
  • If any of the above are not available:  Call Aspect Maintenance on 02039448374

Any emergency bookings made by Tenants need to be paid directly to the contractor by the Tenant upfront.  The Property Manager and/or Landlord will then assess the emergency during office hours and will reimburse the Tenant if they feel the call out was a genuine emergency.
