We ensure that all our tenants are independently referenced by a third-party agency which includes obtaining an employment reference, a previous landlord reference and an adverse credit check. We also verify the identification of each tenant and we are able to request any other checks or documentation that you may request. Our thorough checks result in only the highest calibre of tenants being recommended to you.
Our full management service ensures that your tenants receive a quick response to any maintenance issues that may arise. We have a trusted team of tradesmen that can deal with any issue, but we’re just as happy to work with any of your own preferred contractors. We also take a lot of care to ensure that you are not overpaying for repairs and that all works are completed to a high standard.
In the event of any major problems, for example when a boiler needs replacing, we will obtain a number of quotes on your behalf and we will directly oversee these repair works.
A dedicated property manager will be appointed to work on your behalf as soon as we have found tenants for your property. Throughout the tenancy, your property manager will be the main point of contact for you and your tenants. Your property manager will carry out all property inspections and they will also handle any future tenancy renewals on your behalf.
Each month we will check that your tenants have paid their rent on time. Once rent has been received we will make payment to you promptly and you will receive a monthly statement via email. In the rare event that a tenant misses their rent due date we will contact the tenant to ensure that this is promptly rectified and we will keep you updated throughout this process. We are also able to provide you with an annual accounts summary for your tax returns and we will make payment of any day-to-day expenses on your behalf.
All paperwork that you are required to complete can be electronically signed online and we accept scanned copies of any other documentation you may need to provide. We also issue all rent statements, signed tenancy agreements and annual certificates via email, so being a landlord with us is straight forward even if you are based overseas.
At the end of each tenancy, provided that you have had a professional inventory completed at the commencement of the tenancy, we will arrange a check-out report and advise you on any issues that need to be rectified at the expense of the outgoing tenant. These issues can include cleaning, general repairs and replacing any damaged or missing items.
