A first-class property marketing strategy is a vital aspect of marketing a property for let and professional photography is a crucial part of achieving the best possible online advert. A good selection of professional photos has been proven to increase enquiries, resulting in more viewings and a better chance of achieving a higher price.

Our in-house professional photographers will take a range of up to 20 photos at your property and the best selection will be studio enhanced before being used for our online listings. Our photographers are asked to take shots of every room and in addition to the standard wide-angled shots, they will look to include shots which capture appealing design and architectural features.

STEP 1 - Dress for Success

Properties that are well presented and have been dressed in preparation for viewings consistently outperform their competition. We estimate that properties that have been carefully dressed can achieve as much as a 5% premium compared to properties that are poorly presented. Our professional photographer will help advise you on how to position furniture to get the best shots, but you can do a lot of small things that make a big difference as well.

Our top tips include:

  • Declutter and remove any bulky or old-fashioned furniture.
  • Dress all of the beds with fresh linen and co-ordinated cushions and throws.
  • Set the dining table with your best dinnerware and wine glasses.
  • Fresh flowers for the kitchen and a colourful planter on the front window sill for instant curb appeal.
  • Thoroughly spring clean and finish any outstanding DIY jobs.

STEP 2 - Magazine-Worthy Interior Shots

Our professional photographers are tasked with finding the most attractive interior shots that will show of your property at it's very best. We aim to get a photo of every room in your property where possible and the photographer will endeavour to use creative angles to ensure that the photos stand out from the crowd.

STEP 3 - Attention to Detail

In addition to the wide-angle shots of each room, our photographers will also keep a keen eye out for any design features that might not be picked up on when taking the main shots. These may include images of period features like original fireplaces and cornicing, or modern additions such as luxurious bathroom fittings. We hope that by focusing on the bits of your property that stand out to us, the property advertisement will stand out to potential tenants.

STEP 4 - Architectural Features and Lifestyle Shots

Next, our photographer will capture a 'wow-factor' shot which sums up your property. It might be a glorious landscaped rear garden that's on stand-by for the next barbeque or an eat-in-kitchen that is the heart of your family home.

STEP 5 - Beautiful Exteriors

Lastly, we aim to snap a stunning external photo so that potential tenants can get an idea of the property's style and age.
