In recent years Brixton has become one of London’s true property hotspots. The densely populated Victorian housing stock and the quick route into town via the Victoria Line meant that the area always had tons of potential, but the “Brixton Village effect” has seen popularity explode and property prices have practically doubled in the past 5 years.
In this market update we are focusing on one bedroom flats in Brixton, a section of the market that is equally popular amongst first time buyers and investors.
Assuming all of the properties listed on Rightmove are still available, there are 53 one bedroom flats to choose from, ranging from £225k to £550k. Experience tells us that a quarter of these are probably under offer (either the agent is yet to update the status, or the vendor has asked their agent to keep the listing live), and only 12 of these are less than 2 weeks old. In addition to the 12 available properties that were first listed within the last 2 weeks, there are also 4 more that have already been updated to “under offer”.
The four properties that have gone under offer within 2 weeks have a lot in common. All four have high quality interiors, and three of the four are priced at £430k or above.
In this price bracket there are a selection of ex-local authority flats and some of the smaller period conversions. Our top picks are:
In this price bracket you'll find the larger and higher spec period conversions, plus a few new-build apartments. Our top picks are:
Since the surprise general election result our Brixton estate agency office has witnessed a sharp spike in buyer registrations and an increase in the average number of offers received per week. The uncertainty that was seemingly putting buyers off at the start of the year is no longer holding serious buyers back, particularly given that some of Labour’s contentious housing policies are now unlikely to see the light of day. On top of this the recent news that in April, the UK entered negative inflation for the first time since 1960, suggests that the current low-interest rate environment is set to continue for the foreseeable future. So what does the future have in store for the prices of one bedroom flats in Brixton? As we’ve learned from the general election pollsters and pundits, making predictions is a fool's game, but there is little to suggest that prices aren’t going to continue to increase given the increasing demand and consistent shortage of one bedroom properties in Brixton.
