If this is your first property valuation, here are some points that we think can help potential clients decide which agent is best placed to market their home:
Ensure that the agent gives you an accurate and realistic valuation.
Many companies over-value to encourage potential clients to give them a try. 95% of the price achieved is down to the market (not the agent), so any agent suggesting a high asking price should be asked to back up their recommendation with recent comparable evidence.
Check that the agent is regulated and reputable.
ARLA/NAEA are the main regulatory bodies and we recommend selecting an agent that is a member. To see what level of service you can expect from a potential agent, check out their online reviews, for example: https://www.allagents.co.uk/beresford-residential
Ensure that the agent gives you great marketing exposure.
Check that the agent will advertise your property on Rightmove and Zoopla, as this is where most tenants and buyers start their search. Be cautious of agents that use OnTheMarket.com; any agent that advertises on this website will not be able to list on both Rightmove and Zoopla which will substantially reduce your marketing exposure.
Compare agent’s fees based on value-for-money, rather than purely on the level of fee being charged.
It’s always nice to be able to save on fees, but choosing a cheap agent and saving ½ of a percent on the fee isn’t a good deal if that agent fails to get you the best possible price.
