Camberwell fills the SE5 postcode area and for the moment, is still seen as somewhat of a hidden gem. Possibly due to the lack of a tube station, Camberwell has yet to see the huge jump in property prices experienced in the neighbouring Brixton over the last few years, but with Brixton’s housing demand spilling east and the recent extension of the East London Line through Denmark Hill Station (linking Camberwell to Central London via stops at both Surrey Quays and Clapham Junction), Camberwell is tipped by many as being a London property hotspot over the coming years.
Camberwell Green is Camberwell’s lively epicenter, home of a local farmers market and community table tennis tables for the ping-pong enthusiasts amongst us, and is surrounded by a great choice of shops, eateries, grocers, pubs and bars situated around Camberwell New Road, Camberwell Church Street and Denmark Hill. Camberwell has become quite a fashionable area with a large student population due to nearby campuses that include Kings College London, Camberwell College of Arts and Goldsmiths College. An arty crowd now flock to the trendy bars along Camberwell Church Street, and there is a Jazz Club on Friday nights at the Crypt of St.Giles’ Church.
Property in Camberwell provides something for all tastes, with a good selection of Victorian housing stock, more affordable purpose built flats, and a growing number of new build developments. Camberwell is also home to some of London’s finest and well preserved Georgian houses, particularly on the streets that are tucked behind the high street such as Camberwell Grove and Grove Lane.
One of the real highlights of living in Camberwell is the choice of open spaces that are accessible to its residents. Ruskin Park is a short walk from Denmark Hill Station, next door to King’s College Hospital and is a peaceful spot for those looking to escape the hustle and bustle of Camberwell’s busy centre, plus there are concerts at the bandstands some weekends during the summer. Burgess Park is situated on the northern side of Camberwell off of Camberwell Road and following a recent £6 million redevelopment now boasts tennis courts, football pitches, a jogging track, a fishing lake and community gardens.
Although the lack of a tube station may deter some, Camberwell does have a vast number of bus routes that make getting around town easier than some might think. Peckham, Kennington, Dulwich, Nunhead, Forest Hill, New Cross, Elephant and Castle and the City are all within easy reach and trains from Denmark Hill go direct to Clapham Junction, Victoria, Surrey Quays, Shoreditch and London Bridge.

"Had previous bad experience with another agency so I was very skeptical in having agency finding me tenants for my property but had to advertise again. I have experienced numerous nuisance phone calls by other agencies offering me deals and fee bundles but one stood out for me, Beresford Residential on Mitcham Lane. Joe was polite and very professional and I didn't feel cornered or pushed in to signing contract. He was well mannered and took good photos during his visit. I got tenants in within 15 days. Other thanks to Darren Hall for communicating with me via e-mails."
