Brixton is part of the London Borough of Lambeth and falls into two postcode areas.  The SW2 part begins south of Acre Lane and extends southwards to include either side of Brixton Hill, with Kings Avenue forming the border to the West and Tulse Hill forming the border to the East.  The SW9 part of Brixton is North of Brixton Underground Station and is divided by Brixton Road, covering the Loughborough Junction area which includes the roads either side of Coldharbour Lane.

The Brixton area is formed of a mix of properties with everything from Victorian houses and conversions to inter-war semi's, purpose-built flats and ex-local authority properties.  During the mid-1990’s Brixton re-invented itself as a trendy and fashionable area and has since seen an influx of young professionals moving to the area, which has transformed the property market and pushed prices up.

Brixton Tube StationBrixton has a Victoria line underground station, an over-ground train station, and a host of bus routes serving destinations throughout London.

Brixton has fewer estate agents than some of the surrounding areas such as Clapham or Balham - there are currently just 6 agents listed on Rightmove in the SW2 postcode (two of which are based in Streatham Hill) and only 4 agents in SW9 (and only one of these are Brixton based).

Brixton is one of London’s most multi-cultural areas and boasts a thriving shopping centre and market with an array of stalls and arcades, selling everything from ethnic foods and fruit to jewellery and fabrics.  There are also the usual high street chains and the town center has recently seen the redevelopment of Windrush Square and the Ritzy Cinema which now serves as the cultural hub for Brixton with a cafe downstairs and a great live-music venue upstairs.

Brixton has an exciting social scene and its enviable nightlife makes it the heart of London’s urban scene.  The Brixton Academy is one of London's most famous live venues and there is also the draw of popular venues such as The Fridge, Mass, DexClub, Plan B and The Windmill.

If all of this leaves you exhausted and you crave a little peace and tranquility, Brockwell Park provides respite in the form of walled gardens, ponds, a popular open air lido, and public tennis courts.  There is also a traditional bowling green and a Regency lodge with a public tea room.

StockwellStockwell Bomb Shelter

Stockwell is also located in the London Borough of Lambeth and it is now considered one of the city's most up-and-coming areas, owing to its close proximity to central London, excellent transport links, and diverse ethnic and cultural mix.

Most of Stockwell falls into SW9 and SW8, with the two postcode areas being divided by Clapham Road which runs from Clapham High Street up to Oval. 

The housing in Stockwell is a real mixed bag, with concrete council blocks, Regency terraces and the recent arrival of a number of new-build developments, a sign that Stockwell is on the up.

Probably due to the lack of a main high street or shopping area, Stockwell is home to just a couple of agents and property in this area tends to be marketed by estate agents in Brixton or Clapham.

Life in Stockwell

Stockwell and neighbouring South Lambeth are home to London’s biggest Portuguese communities, with the area being known as 'Little Portugal'.  Most of the local Portuguese people originate from Madeira and Lisbon and have established many cafes, restaurants, bakeries, neighbourhood associations and delicatessens.  The pick of these is the acclaimed O Cantinho on Stockwell Road.  People of Caribbean and of West African origin are also well represented in the local population, and cafes, grocers, barbers' shops and salons run by people from these communities are scattered around Stockwell.

Stockwell is busy promoting itself these days with the Stockwell Festival a fixture since 2001, a community centre on Studley Road and a community hall on Aytoun Place.
